4. Tenant Obligations

Deposits: Tenants are required to pay a deposit (typically up to five weeks' rent) to the landlord or letting agent, which will be held in a government-approved deposit protection scheme.
5. Landlord Obligations
Property Standards: Landlords must ensure their properties comply with all relevant UK laws and regulations, including safety, energy efficiency, and habitability standards.
Tenancy Agreements: Landlords must ensure that proper tenancy agreements are in place with their tenants, outlining all tenancy terms, including rent, payment schedules, and lease length.
Repairs and Maintenance: Landlords are responsible for maintaining the property and ensuring it meets legal requirements (e.g., gas safety checks, electrical safety standards).
Rent Collection: Landlords must collect rent on time and provide tenants with receipts for all payments.
6. Tenant Fees and Charges
Under the Tenant Fees Act 2019, we do not charge tenants any fees other than those legally permitted. These may include:
Holding Deposit: A holding deposit of up to one week’s rent may be required to secure a property before the formal tenancy agreement is signed.
Deposit: A tenancy deposit (up to 5 weeks' rent) is required to cover any damages, unpaid rent, or breach of contract.
Late Payment Fees: If rent is not paid on time, a late payment fee may be charged in accordance with the tenancy agreement.
Other Charges: Any other charges for services not included in the rent (e.g., replacing lost keys, repairs due to tenant negligence) will be outlined in the tenancy agreement.
